In terms of urban planning, the multi-generational housing blends into the block and its context by taking up the historic building line. The townscape that characterises Coburg's old town with its often eaves-supported gabled or mansard roofs and its characteristic dwarf houses is adopted and interpreted. An ensemble of gables, dormers and dwarf houses responds to this typical local feature and preserves and restores the character of the old town. The Steinwegvorstadt is once again revitalised by its image as a ‘productive town’. Utilisation units have been added that contribute to the traditional attractiveness of the old town. The quality of the courtyard, with its appropriate proportions and lighting for the size of the residential complex, is the focus of the design and primarily serves the internal house community and primarily serves the internal house community.
The old town, which has a very high degree of density, requires the introduction of ‘cooling effects’ and maximum unsealing in order to create a habitable living space in the old town for decades to come. Sealed surfaces will therefore be reduced and replaced by green areas. The approach is a flexible, attractive mix of residential units, with the inner courtyard as centrepiece. Each residential unit has a ‘green room’ or open space orientated towards the courtyard. There is a varied range of flats for singles, couples, flat-sharing communities, cluster living and families.
