A mixed-use development consisting of offices, apartments and stores is to be built on the parking lot in front of the Hotel Berlin, Berlin.
The design continues the perimeter block development on Kurfürsten- and Karl-Heinrich-Ulrichs-Strasse as a strong back against emissions. To the west, towards Schillstraße, a high-rise completes the ensemble. The development consists of six buildings, including two corner buildings, one of which is a high-rise, and two T-shaped "Berlin apartment buildings".
The comb-shaped, seven-story building block forms a clear spatial edge along Kurfürstenstrasse and at the same time creates a relaxed structure towards the private street at the hotel with green courtyards, so-called pocket parks. This creates a quiet, high-quality living space while maintaining an appropriate distance from the hotel. The high-rise completes the unresolved corner situation on Schillstrasse, but is subordinate in height, creating a staggered height from west to east.
The proposal is for office use in the upper floors of the high-rise and purely residential use in the comb structure, resulting in a 50:50 ratio. The design criteria were: Maximum possible unsealing, biotope area factor above 0.6, high quality of living and working spaces, outdoor bathrooms in the residential area, lively and public urban space to the south, quiet and private outdoor spaces to the north.
